Project Manager (m/w/d) - Minor Hotels
Reporting to the Director of the Projects and Construction area of Northern Europe, and/or to the Supervisor Project Managers, the (Junior) Project Manager is amongst others responsible for repositioning the existing portfolio as well as new openings, and maintenance projects. This role involves managing the projects within key milestones, budget, and quality, analyzing costs and savings, risk assessment, forecasts, and creating and maintaining transparent reporting.

Your Requirements:
- A resident of Germany, preferably living in or near Berlin.
- You have a completed degree in architecture/engineering or construction management
- Experience in design and construction project management at both the technical and strategic level, with a range of experience between 3 and 5 years
- Experience in construction project management at both the technical and strategic level
- Experience in facility management, current industry, and market practices and standards.
- Relevant experience in the hotel industry is beneficial
- Very good knowledge of the construction industry as well as of construction costs in the local market(s)
- Very good knowledge of construction law(s), legislation(s), procedures, best practices, etc.
- Proficient use of Microsoft Office suite, incl. MS Project, AutoCAD

Your Responsibilities:
- You are responsible for the assigned projects in ordinary or extra ordinary CAPEX
- You are responsible for the repositioning projects of existing hotels and the realization projects of new openings
- Prior starting a new project, you take responsibility for the feasibility reporting of each initiative (preliminary cost / time estimates) and ensure the refurbishment agreed SoW (Scope of Work) according to BP (Business Plan) for repositioning and new openings
- You draft the execution plan and define the displacement in terms of available rooms inventory
- You undertake the cost control of the approved budget, KPI (Key Performance Index) monitoring
- Tendering, with analysis of the tender, technical and financial review, and recommendation for projects and CAPEX committee
- PO (Purchase Order) requests, contracting including the review of the construction agreements, coordination, and supervision during execution, check good receipt, together with other departments and external resources
- Regarding the design management, you coordinate the design team (interior designer, MEP engineers, fire prevention consultants, build team, etc.) in order to deliver a full design package (drawings, specifications, bill of quantities, etc.) as per agreed SoW and time schedule
- Regarding the construction management, you perform the Project Management, cost, scope, quality, planning, risk control, compliance with standards, KPI update, risk assessment, change management
- The regular legal inspections and permit management are just as much part of your work as ensuring regulatory compliance and preventive and corrective actions
- Regarding the handover and commissioning phase, you take care of snagging process, handover to hotel operation, collecting all as built, certificates and technical information to apply maintenance protocols, payment retentions and closure of the projects (permits, administrative, financial) with the close-out report.
